How Foundation Cracks Develop

Almost all residential foundations have cracks. They frequently appear in window corners, pour lines, holes for service lines, or rod ties. Among the various causes are:

Because soil properties vary, not every point on a foundation will settle uniformly, resulting in cracking walls and racking door frames. A well-built structure will reduce overall settlement and prevent differential settlement.

Even small cracks will grow larger over time and can cause BIG problems, such as structural integrity loss. To avoid extensive damage, all cracks that may be or are exposed to moisture must be repaired as soon as possible.

Types Of Basement Cracks

HAIRLINE CRACKS – The majority of foundation cracks appear within the first year of construction. Common wall cracks do not cause structural problems or foundation failure. The most serious issue with these is water leakage.

VERTICAL CRACKS – The shrinking of the concrete as it cures causes typical foundation cracks to run vertically or at an angle, as does settlement.

HORIZONTAL CRACKS – If the crack is located in the middle of the wall, it is subject to lateral pressure, causing the wall to bow and causing structural damage.

More than 1/4″ wide cracks, horizontal cracks, cracks with misaligned edges, or continued movement may necessitate an engineering evaluation. Mark the ends of the crack and make alignment marks at various points on the wall to monitor the crack length and movement.
